BUYING PROPERTY NEAR LRT/MRT STATIONS- A BOON OR A BANE?

Before investing in a property, all we hope is to get high return from either through rental income or through reselling the property. If you are forecasting to buy a property for your own house in the nearest future, you should know that it has high appreciation in value.

A house nearby a LRT station, it’s like a dream come true. We can only imagine how convenient our life will be if we can afford a house at the nearest public transportation. But as far as it goes, by owning a property close to a LRT station brings only happiness? Let’s reflect now, shall we?

Advantages of buying a property near LRT/MRT stations:

a) Value Appreciation

Properties near to transportation places tend to appreciate faster compare to those located in a less ideally located. Although prices have not transform much the past years, properties in Subang Jaya, USJ and Sunway are likely to increase because of the upcoming project.

b) High Rental Income

Rentals will be higher once the LRT projects are completed although the current markets are those taken into account. Therefore, landlords can expect to have higher rental income once the LRT projects have started.

c) Convenience

Property buyers will always seek for are location, amenities and the kind of property they would like to have. Public transportations may only appeal to a selected group of people who rely on LRT to commute. However this is quite a sizeable target tenant group as it would be their choice to live in a place that is close by to LRT/ MRT station.

Disadvantages of buying a property near LRT/MRT stations:

a) Peak Hour

Busy hour is a daily happening at public transportations ports. This is a norm, but can affect the quality of living around the area. Imagine driving out from the hectic traffic to the nearest place can be such a hassle during peak hours. This reason alone can affect a buyer’s decision.

b) Noise Pollution

LRT/MRT stations operating hour starts as early as 6 o’clock every morning and as late as 11 o’clock every night. Of course, this would not be a problem if you are a fan of the chimes of the electric trains.

c) Unpleasant Sight

People who live nearby the train stations will be waking up to the un-pleasant sight of steel and concretes every single day. They would be treated to much pleasant view if they opt to live somewhere else.
