生薑堪稱“還魂藥”,可惜99%的人竟然只知當佐料!

生薑祛病保健的方法由來已久。吃過生薑後,人會有身體發熱的感覺,這是因為它能使血管擴張,血液迴圈加快,促使身上的毛孔張開,這樣不但能把多餘的熱帶走,同時還把體內的病菌、寒氣一同帶出。

所以,當身體吃了寒涼之物,受了雨淋,或在空調房間裏呆久後,吃生薑就能及時排除寒氣,消除因肌體寒重造成的各種不適。

生薑的不同用法:

(1)【受涼感冒】:用生薑3~4片加半勺紅糖煮水喝,一日2~3次。

(2)【感冒伴有咳嗽】:生薑3~4片、大蒜7~8瓣加紅糖半勺一起煮,一日2~3次。

(3)【感冒伴有發熱】:在生薑、紅糖水中再加入大蔥1根,一次2~3次。

(4)【吃過食物後腹脹】:可直接口含生薑片,或喝生薑水,一會兒就能緩解。

(5)【受涼引起腹瀉】:用燒開的生薑水沖雞蛋,一日2~3次,很快就好,腹瀉停止後再喝一天,以鞏固療效,暖胃腸。

(6)【空調房間後呆久後引起的渾身發緊,頭髮脹】:隨時口含生薑片或每天在用2~3片生薑泡水喝,身體的不適馬上消除。

(7)【口腔潰瘍、牙周炎、口臭、喉嚨發癢】:口含生薑片或煮生薑水喝就能治癒,以後只要不吃寒涼食物,就不會復發。

(8)【咽喉腫痛】:在熱薑水中加入少許的食鹽,當茶飲用。

(9)【孕期嘔吐】:經常口含一片生薑就能治療和預防。

(10)【小兒吐奶】:用1~2片生薑煮水喝後再餵奶。

(11)【消化不良、食欲不振】:生薑和紅棗(切片)一起煮水喝,一日2次,就能開胃。  

(12)【關節痛】:每天早上起床後吃幾片生薑或者煮薑棗水喝,一日3次堅持吃能明顯緩解關節的疼痛。  

(13)【痛經】:在生薑、紅糖水裏再加入2~3粒山楂,一日2~3次即好。

(14)【酒後頭痛、頭暈】:可用生薑煮水喝,馬上緩解。

(15)【手腳已生凍瘡但未破潰】:可用生薑煮水泡手、泡腳。

(16)【長痱子】:用生薑切片外擦,痱子很快就退,大人孩子都可用。

(17)【頭屑多、掉髪】:經常用溫薑水洗頭,效果不錯可試試。

(18)【狐臭】:每天用生薑片多擦幾次,能明顯減少臭味。

(19)【醉酒】:用熱薑水代茶飲用,可消化體內酒精。

(20)【腳臭】:熱薑水中加點鹽和醋,浸泡雙腳15分鐘左右,腳臭便可消除。

(21)【牙周炎】: 先用熱薑水清洗牙石,然後以熱薑水代茶飲用,一般6次左右即可消除炎症。

(22)【頭皮屑】:先用生薑輕輕擦洗頭髮,再用熱薑水清洗頭髮,可有效地防治頭皮屑。經常用熱薑水洗頭,對禿頭也有一定療效。

(23)【面部暗瘡】:用熱薑水清洗面部,每天早晚各1次,約60天左右暗瘡減輕或消失。此法對雀斑及皮膚乾燥等也有一定療效。

中國人海外購房‧最愛美國‧大馬排第五



根據搜房國際發佈《2014年第一季度中國人海外購房趨勢報告》,中國人2014年首季海外購房,仍以美國排行居首,東南亞國家逐漸受到重視,馬來西亞受關注度提高,以8.33%居海外投資總額的第五位。

調查指出,2014年第一季,中國人海外購房最熱門的前3個國家依舊是美國、澳洲以及加拿大。其中關注美國的購房者為16.98%,澳洲、加拿大兩國的比例為13.70%以及10.22%。
與去年相比,澳洲、英國、馬來西亞以及韓國受關注佔比有所提高。
2014年開年以來,綠地、萬達、新華聯等標竿房企連續在4國投資開發地塊,刺激了當地房產市場,吸引了購房者目光。
洛杉磯、紐約、舊金山
穩居前三名
在最受歡迎的美國房市中,中國購房者最關注的美國城市,一線城市洛杉磯、紐約和舊金山穩居前三名,受關注度分別是7.41%、4.96%和4.35%。

公寓和排屋有甚麼分別?

“購屋新人”來信提問,公寓與排屋有甚麼分別?另外,購買永久地契和非永久地契的房屋,有哪些要注意的事項?
如果產業的業主去世或者報窮又會帶來甚麼影響?如果業主是馬來人,可是文件沒有注明土著持有者,會不會在買下房屋後,產生後續問題?
答:“購屋新人”讀者來信提出的問題,是許多首購屋者腦子裡存在的疑問,簡單來說,排屋擁有本身的土地,公寓則是分層產業,與其他多戶的業主,共同居住在同一塊土地的公寓單位。
另一個不同點是:假如是購買有地排屋,購屋者與發展商簽署買賣合約後的24個月,發展商必須移交房屋鎖匙給購屋者;至於購買公寓產業者,則是雙方在簽署買賣合約後的36個月內,購屋者獲得新屋鎖匙。
再來是公寓單位的業主,每月必須繳交公寓管理與維修費,因為這是共管產業,公寓業主必須有這方面的認知,而且隨著共管產業的老舊,公寓管理與維修費會調高,以應付所需的開銷。
提到永久與非永久地契的產業,其分別在於非永久地契的業主,在準備轉售產業時,必須向有關當局提出,申請獲批後才能轉售,以便產業的擁有權能夠轉換名字。
非永久地契增值空間逐年縮小
另外,非永久地契的產業,如果契約剩下的年限不多,例如少過50年,產業的增值空間會逐年縮小,這並非說沒有增值潛能,而是增值的幅度不多;還有在轉售時,可能會因為買主比較難獲得貸款,或是貸款的額度不大,被迫降低所要的目標價,以便交易可以完成。
因此,倘若購買的是非永久地契產業,要向賣主瞭解產業坐落的土地,契約還剩下多少年?然後向銀行瞭解貸款的事項,確保貸款能獲批,包括能獲得的貸款百分比,然後再向賣主商討是否能降低售價,以及支付購買產業訂金。
業主逝世報窮交易拖較久
假如業主已逝世,產業單位還是他的名字,若準備購買這樣的房產單位,交易會拖拉比較久,買方必須要有心裡準備。
類似這樣的產業單位屬於遺產,必須辦好相關產業的轉移手續,才能轉售給新買主,產業手續的轉移,可以是一年或更長時間,除非可以等待,否則,還是不要考慮好。
對遺產受益者來說,待遺產執行人辦妥手續後進行產業轉售購買,這樣比較妥當,避免在辦理遺產的轉移手續時,發生受益人之間起爭執,例如對遺產的分配無法達致協議等問題,這樣會影響產業的交易。
假如業主已經報窮,其名下產業將被凍結,在購買產業之前,律師會展開破產搜尋,除非是搜尋結果有疏漏,否則,已報窮者不可能進行產業脫售。
土著業主賣屋申請未必獲批
另外,假如業主是馬來人,可是文件沒有注明是土著持有者,很有可能他購買的是非土著單位,儘管如此,當他們準備脫售給非土著時,申請未必獲批,特別是在一些州屬,在州土地法的限制之下,交易不可能落實,萬一支付了訂金,或簽署買賣合約,付了10%屋款,在轉換產業擁有者的名字時,卻申請不能獲批,麻煩就大了。
一些土著業主宣稱,他購買的是非土著單位,可以出售給非土著,可是,往往到了相關部門提出申請時,卻久久不能獲批,這就是最關鍵的問題。(星洲日報/投資致富‧產業問診‧文:鄭碧娥)

How to take care of your eyes

Diet and regular upkeep are two important factors in taking care of your eyes. Eye exercises can restore your sight. Your eyes are the window to the world. It's important that you take care of them.

    Eat lots of fruits and veggies! Carrots, loaded with beta carotene are especially helpful in maintaining healthy eyes. That's because beta carotene is an antioxidant that reduces the risk of macular degeneration.[1]
    • Broccoli, bell peppers, and brussels sprouts are also great for your eyes, containing lots of vitamin C. Okay, they're not the greatest tasting vegetables in the world (or maybe you love them, in which case good for you!) so dip them in hummus or other yummy yogurt spreads to make them palatable.
    • Wild salmon and sardines are also healthy options for your eyes. That's because they contain omega-3 fats, which are the good fats for your body. These omega-3s protect tiny blood vessels in the eyes.
    • Sweet potatoes and spinach round out the healthy options for maintaining good eyes. Both contain beta carotene, and spinach contains lots of vitamin C, lutein, and zeaxanthin. Make the sweet spuds into home-fries with a bit of olive oil, and make spinach into a tasty side or a delectable dip.

    Avoid wearing contact lenses for more than 19 hours. This can cause permanent sight damage as well as extreme discomfort to your eyes. Don't wear glasses too long either. Especially 3-D glasses!
    • Never sleep with your contact lenses in unless specifically instructed to do so.[2]Your eyes need regular supplies of oxygen, and lenses block the flow of oxygen to the eyes, especially during sleep. So doctors recommend a normal period of break for your eyes during the night.
    • Avoid wearing your contact lenses when swimming. Your lenses could easily slip off your ideas when they come in contact with the surface area of the water. If you are wearing goggles, your contact lenses may be used while swimming.

    Use allergen-reducing eye drops sparingly. Using an allergen-reducing eye drop during allergy season to 'get the red out' and sooth itchiness may help on a limited basis, but chronic daily use can actually make the problem worse.
    • Allergen-reducing eye drops work by constricting the blood flow to the cornea, thereby depriving it of oxygen. So while your eyes don't feel inflamed and itchy anymore, they're actually not getting any oxygen from blood. That's not ideal.
    • Using redness-relieving eye drops chronically will cause more redness in your eyes. Your body gets so accustomed to the chemicals in the eye drops that they no longer work effectively.
    • Read the labels of eye drops carefully; many drops cannot be used while wearing contacts.

    Use cucumber on your eyelids. Press cold cucumber slices gently against eyelids 10 minutes before going to sleep at night to prevent puffiness.
    • Cucumbers contain asorbic acid and caffeic acid, which prevent water retention.[3]These compounds help explain why cucumbers are used throughout the world to treat inflammation and dermatitis.
    • Green tea bag may also help prevent puffiness if applied to the eyes. Soak the tea bag in cold water for a few minutes and place over eyes for 15-20 minutes. The tannins in the tea should help reduce inflammation.[4]

    Wear UV protective sunglasses. Get polarized lenses, NOT just darker lenses. The lenses that only make the world darker will just make your pupils dilate and don't do a thing to stop the UV rays.
    • Prolonged exposure to UV rays can harm your eyesight, protection in youth can help prevent loss of eyesight in later years. Exposure to UV rays has been linked to cataracts, macular degeneration, pingueculae and pterygia, harmful conditions for the eyes. [5]
    • Since the damage to eyes from UV rays builds up over a lifetime, it's important to shield children from harmful rays. Make sure your children wear hats and protective glasses when they are out in the sunlight for prolonged periods.
    • Be sure to wear sunglasses even if you're in the shade. Even though shade lessens UV and HEV exposure significantly, you're still exposing your eyes to UV rays reflected off of buildings and other structures.

    Try not to spend so much time looking at your computer screen. (As a matter of fact, now would be a good time to give your eyes a break, since you're not doing anything too important.)
    • While science hasn't yet proven that looking at computer screens causes permanent eye damage, it may cause eye strain and dry eyes.[6] The glare from computer screens causes muscle fatigue in the eyes, either from being too bright or too dark.
    • People blink less when they're looking at a screen, causing drier eyes. Make a conscious effort to blink every 30 seconds when you're sitting down and looking at your computer screen to combat dry eyes.

    Wear goggles when appropriate. Be sure to wear goggles or other eye protective wear when working with chemicals or any place with harmful airborne particulates.
    • Minimize the transmission of harmful particulate matter into eye region.

    Exercise your eyes, and also be sure to relax them.
    • Try focusing your eyes on objects that are near to you, then objects that are far away. Repeat this process multiple times.
    • Sit down, place your elbows on your hips, close your eyes and bring your closed eyes down, resting them on your palms. Keep your palms covering your eyes for 10 seconds. Open your eyes and repeat as necessary.[7]
    • Stretch your arm out and place your thumb in the hitchhiker position. Focus your vision on your thumb while you slowly bring your outstretched arm closer to your body, until your thumb is about five inches from your face. Slowly zoom the thumb back to its original position, focusing on it with your eyes all the while.

    Do not read in dim light. Reading in dim light can cause eye strain but will not damage your eyes. If your eyes feel tired, stop for a while and take a break.

    Do not look at a bright light directly. Never focus your eyes on the sun directly, as it can damage your eyes.

    • 游泳時不宜戴隱形眼鏡。隱形眼鏡接觸到水的表面面積時容易滑落。如果你戴上護目鏡,那麼或許就能在游泳時帶隱形眼鏡吧。
  3. 使用少量可減少過敏原的眼藥水。在過敏季節使用減少過敏原的眼藥水,可在有限的基礎上防止眼睛紅腫並舒緩痕癢,但是長期的日常使用實際上可讓問題更嚴重。

    • 減少過敏原的眼藥水壓縮流向眼角膜的血流量,從而奪走了其氧氣供應。所以雖然你的眼睛不再感覺發炎、發癢,但實際上它們也無法從血液中獲取任何氧氣。這並非是個理想的方法。
    • 長期使用舒緩眼睛紅腫的眼藥水反而將導致眼睛更加紅腫。你的身體會逐漸習慣眼藥水裡的化學物質,而導致它們不再有效。
    • 仔細閱讀眼藥水標籤,多數眼藥水不能在戴著隱形眼鏡的情況下使用。
  4. 用黃瓜敷眼瞼。臨睡前把冰涼的黃瓜片輕輕按壓在眼瞼上10分鐘可預防眼睛浮腫。

    • 綠茶包如果敷在眼睛上也可以幫助預防眼袋。將茶包浸泡在冷水裡數分鐘,然後敷在眼睛上15至20分鐘。茶葉里的單寧酸應有助於減少發炎。[4]
  5. 戴防紫外線的太陽眼鏡。使用偏光鏡片,而非一般深色鏡片。深色鏡片只能讓外界看起來更暗,並使瞳孔放大,並不能阻止紫外線。

    • 長期暴露在紫外線下會對視力造成傷害,年輕時做好保護工作可防止老年時的視力喪失。過度暴露在紫外線下也與白內障、黃斑變性、結膜黃斑以及翼狀胬肉等眼科疾病有關。[5]
    • 由於紫外線對眼睛造成的傷害是終身累積的,保護孩子遠離有害射線非常重要。確保你的孩子在長時間接觸陽光時戴上帽子和防護眼鏡。
    • 即使在陰涼處也戴上太陽眼鏡。雖然樹蔭等遮蔽物大大減少了所接觸的紫外線和藍光(HEV),但你的眼睛還是暴露在經由建築物及其它構造反射的紫外線下。
  6. 嘗試減少盯著電腦屏幕的時間(事實上,現在就是你眼鏡最好的休息時間,因為你沒有正在做任何重要事情)。

  7. 適當的情況下可戴護目鏡。當你接觸化學物質或處於含有有害空中浮粒的環境時,請確保自己戴上護目鏡或其它保護眼睛的用具。

  8. 運動眼睛,同時確保讓眼睛放鬆。

    • 嘗試讓眼睛注視靠近你的物體,然後再注視遠方的物體。重複此過程數次。
    • 坐下,把手肘抵在腰腿上,閉上眼睛,慢慢低頭,讓眼睛擱在手掌上。用手掌覆蓋眼睛10秒。睜開雙眼,必要時可重複此步驟。[7]
    • 伸出手,做出搭便車的手勢(豎大拇指,余指握拳朝上,大拇指朝外)。注視著你的拇指,慢慢將向外伸的手臂收攏,直到拇指離臉部約12厘米的距離停下。緩慢地移動拇指回到原本的姿勢,而在此過程中眼睛全程注視著拇指。
  9. 切勿在昏暗的光線下閱讀。在昏暗光線下閱讀使眼睛疲勞,但不會傷害眼睛。如果你的眼睛感覺疲憊,你可停止一會兒,讓眼睛休息。

  10. 切勿直接注視強光。切勿直接看向陽光,因為強光可傷害眼睛。

小提示

  • 攝取足夠的維生素A!但太多維生素A也可導致眼睛泛紅。
  • 除非在適當的情況下,否則切勿隨便使用眼藥水。雖然眼藥水可讓眼睛感覺比較舒適,但它們的醫療作用尚未完全得到證實。
  • 每年讓驗光師檢查眼睛一次。他們可診斷或許需要戴眼鏡、隱形眼鏡或做手術修復的眼睛問題。他們也能檢查乾眼病、視網膜問題或甚至是糖尿病及高血壓等全身性疾病。青光眼等疾病沒有任何癥狀,但如果沒有得到治療,可導致完全失明。
  • 在戴隱形眼鏡前先洗手。
  • 與其使用眼鏡或隱形眼鏡,你可做些研究看看是否可進行激光治療矯正視力。當然要進行此手術有其限制條件,所以你可先諮詢醫生才作決定。

Eye Floaters (Benign)

Eye floaters are small moving spots that appear in your field of vision. They may be especially noticeable when you look at something bright, such as white paper or a blue sky.
Eye floaters can be annoying, but they generally don't interfere with your sight.

Retinitis is a disease that threatens vision by damaging the retina -- the light-sensing tissue at the back of your eye. Although there's no cure, there are steps you can take to protect your sight and make the most of the vision you have.
Occasionally a particularly large eye floater may cast a subtle shadow over your vision. But this tends to occur only in certain types of light.
Most of the time people learn to live with eye floaters and ignore them. And they often improve over months to years. Only rarely do benign eye floaters become bothersome enough to consider treatment.
But sometimes eye floaters are a sign of a more serious condition. You should seek immediate medical attention if you notice a sudden increase in the number of eye floaters.
Immediate medical attention is especially important if the floaters are accompanied by flashes of light or a loss of side vision. If you have these symptoms, see an eye doctor right away. Without immediate treatment, you can have permanent vision loss. These symptoms may be caused by:
  • Retinal detachment
  • Retinal tear
  • Bleeding within the eye

Symptoms of Eye Floaters

Eye floaters move as the eyes move. They generally appear to dart away when you try to focus on them.
Eye floaters can appear in many different shapes, such as:
  • Black or gray dots
  • Squiggly lines
  • Threadlike strands, which can be knobby and semi-transparent
  • Cobwebs
  • Ring shaped
Once you develop eye floaters they usually do not go away, though they tend to improve over time.

Causes of Eye Floaters

Most eye floaters are caused by small flecks of a protein called collagen.
The back compartment of the eye is filled with a gel-like substance called vitreous humor.
As you age, the vitreous and its millions of fine collagen fibers shrink and become shred-like. Shreds can accumulate in the vitreous. This can cause a change in the amount of light that hits the retina -- the light-sensitive tissue in the back of the eye. This change causes the symptoms of eye floaters.
These changes can happen at any age. They most often occur between ages 50 and 75, especially in people who are very nearsighted or have had cataract surgery.
Rarely, eye floaters can result from other eye surgery or:
  • Eye disease
  • Eye injury
  • Diabetic retinopathy
  • Crystal-like deposits that form in the vitreous
  • Eye tumors such as lymphoma (rarely)
Serious eye disorders associated with eye floaters include:
  • Retinal detachment
  • Retinal tear
  • Vitreous hemorrhage (bleeding)
  • Vitreous and retinal inflammation caused by viral infections, fungal infections, or auto-immune inflammation
  • Eye tumors
In addition, a unique form of eye floaters is associated with the visual aura of migraine headaches.

When to Seek Medical Attention for Eye Floaters

If you only have a few eye floaters that don't change over time, it usually does not indicate a serious eye problem.
It's important to see a doctor if:
  • Eye floaters seem to worsen over time, especially if the changes are sudden in onset.
  • You experience flashes of light or any vision loss accompanied by eye floaters.
  • You develop eye floaters after eye surgery or eye trauma.
  • You have eye pain along with eye floaters.
